Quotes from contractors swing wildly because no two builds are alike. But here's a realistic 2026 breakdown for a 5 marla, double storey home in Lahore with standard to mid finishing.

Grey structure (Q1 2026 averages)

  • Excavation and foundation: PKR 4 to 6 lac
  • DPC and ground floor structure: PKR 14 to 18 lac
  • First floor structure: PKR 12 to 15 lac
  • Roof slab, plaster, and external finishing: PKR 8 to 11 lac
  • Grey structure subtotal: PKR 38 to 50 lac

Finishing (standard to mid spec)

  • Tiles, flooring, and skirting: PKR 8 to 12 lac
  • Electrical wiring, fixtures, and switches: PKR 5 to 7 lac
  • Plumbing, sanitary, and fittings: PKR 4 to 6 lac
  • Kitchen, wardrobes, and woodwork: PKR 6 to 10 lac
  • Paint, false ceiling, and finishing: PKR 4 to 6 lac
  • Finishing subtotal: PKR 27 to 41 lac

Total expected build cost

Roughly PKR 65 to 91 lac for a complete 5 marla double storey in 2026, excluding boundary wall, gate, and external development. Premium finishes can push the upper end to PKR 1.1 crore.

If your contractor's quote is 30% below this range, ask exactly what's been cut. There's no such thing as a free lac.
