Plot File Verification in Lahore: 7 Checks That Stop You Buying a Fraud

Fake files cost Lahore buyers crores every year. Here are the seven concrete checks our team runs on every plot file before we let a client pay a single rupee.

Every month we get a call from someone who paid a token on a Lahore plot file that turned out to be cancelled, double sold, or never legally issued. The signs were always there, they just didn't know where to look. Here's the exact seven check process we run before any client of ours pays.

1. Verify the file with the issuing authority directly

Don't trust photocopies. Walk into the relevant office, LDA, DHA, Bahria, or the society office, with the file number and ask the records desk to confirm it. Most have walk in verification within 30 minutes. This single step kills 90% of frauds.

2. Pull a fresh fard within the last 7 days

An old fard is worthless. Owners change, liens get added, mutations happen. Always insist on a fresh fard pulled in your presence, or pull it yourself from the registrar.

3. Match the chain of allotment letters

Every transfer in the file's history should have a corresponding allotment letter signed by the issuing authority. Missing letters or unexplained gaps are red flags, there should be no 'we lost that one' in a clean file.

4. Confirm the plot's physical location

Visit the plot with the file map and a society representative. Confirm the dimensions, road frontage, and corner status match the documents, not what the seller says.

5. Check dues, development charges, and utility connections

Get a No Demand Certificate (NDC) from the society confirming there are no outstanding dues. Buyers often pay 'clean' files and inherit lacs in unpaid development charges.

6. Cross reference the seller's CNIC and biometric

The CNIC on the file must match the seller's current ID, and the seller must be physically present (or send a valid power of attorney) at the transfer. NADRA biometric verification at the society office prevents impersonation frauds.

7. Use banking channels for every payment

Never pay tokens or down payments in cash above 5 lac. Pay orders, bank drafts, or direct transfers create a paper trail that protects you if anything goes wrong, and the law requires it for amounts over 5 lac anyway.

Half a day of verification at the society office can save you half a decade in court.
