4. List across three platforms simultaneously

5. Make viewings effortless

6. Disclose problems early, in writing

7. Set a deadline for serious offers
Two to three weeks of open viewings, then 'best and final offers by [date].' Urgency makes buyers commit. Open ended listings stagnate.
What NOT to do
- Don't raise the price after a month of no offers, you'll lose the few warm prospects
- Don't refuse low offers without counter proposing
- Don't list with five agents non exclusively, buyers see the noise and discount you
- Don't promise renovations or repairs you won't actually deliver before closing
